Alliance Academy for Innovation Grand Opening July 21

Alliance Academy for Innovation will be opening its doors for the 2018-19 school year. There will be a grand opening/open house this coming Saturday, July 21, 2018 from 10 am – 12 pm. It’s Fluffy, It’s Furry, It’s Cute… But It’s a Wild Animal!

Several neighbors have seen a fox (pictured below) cruising the wood line on Stefan Walk and crossing the street to homes located in the center of the sub-division. Our guess is that he’s also crossing from Stefan Walk to Parkside Walk.

Mr. or Ms. Fox does not appear to be shy of family pets or humans. This behavior is suspicious, and community members are encouraged to keep their distance.

In 2013 there was a rabid fox that was traveling along Pilgrim Mill. That fox approached three women, and bit two of them. In each case, the women allowed the fox to get too close to them, and when startled, the fox bit.

Please exercise extreme caution if you see the fox. Do not approach it. Do not let your family pets approach it. And warn children to do the same. We do not want anyone to be hurt.

Games Management did advise that if a wild animal is rabid, he/she would appear drunk (i.e. staggering). This doesn’t appear to be the case with this particular animal; however, we cannot be sure. So again, please exercise extreme caution.

Annual HOA Dues & Neighborhood Updates

Your Board of Directors has been hard at work, and has a few updates that we’d like to provide to our community. Please see below for details.

  • HOA Dues. The annual HOA fee of $140.00 was due on Sunday, April 15, 2018. To date, 22 out of 35 households have submitted their payments. If you are one of the 13 households that has not submitted payment, please do so. Payments may be submitted to:

  • Flags at the entrance. North Cherokee Electric will be doing some work on the traffic light soon, and has marked up our front entrance in anticipation of this work.
  • Sod at entrance. Richard and Holly met with Phil Higgins and the City of Cumming will be placing sod at our front entrance.
  • Construction Signs. Many residents have noticed the construction signs placed along Parkside Walk, these signs were placed for the rode widening project that is being facilitated by Forsyth County. There will not be any construction in front of our sub-division, but the signs are required due to the close proximity.
  • Increased neighborhood traffic. Many may have noticed an increase in neighborhood traffic due to the new road and new stop light. The City of Cumming currently has two “No Outlet” signs at our front entrance to detour lookie-loos; however, the volume of non-resident traffic is still high. To further mitigate this, the City will replace one of the “No Outlet” signs with a “Dead End” sign, in hopes that both new and experienced drivers will get the message.
  • Neighborhood Watch. Richard will be reaching out to Chief Tatum regarding a contact with the County Sheriff’s office for a Neighborhood Watch plan.
  • Speeding. This continues to be a problem. Therefore, your Board of Directors continues to work with the City of Cumming in exploring installation of speed bumps, speed monitoring devices and additional signage surrounding our neighborhood. Please monitor your speed as well as your guests entering and exiting our neighborhood.

Our meeting will be held at the Cumming Recreation and Parks Center located at 437 Pilgrim Mill Rd, Cumming, GA 30040. Should you need directions or have questions, please feel free to contact any Board Member.

It is very important that all households within our community be represented at this annual meeting. There are items we need to discuss that affect us all. We will be reporting on this year’s activities as well as plan for the upcoming year. We will also be nominating and voting on next year’s Board Members. Pilgrim Mill traffic signal slowed by manufacturer delay

Some unforeseen issues are holding up a new traffic light in the city of Cumming.

At a meeting this week, engineer Jason Cook with Moreland Altobelli updated the Cumming City Council on a new traffic signal at the intersection of Pilgrim Mill Road and Lanier 400 Parkway to one side and Parkside Walk to the other.

McCook said the issue has been held up by a six-month wait to order the poles recommended for the sign due to a manufacturers delay.

Luckily for the city, Gwinnett County has two of the poles that are needed but will need to surplus them.

“We’ve agreed to buy them, we’ve agreed to replace them when the stock becomes available, so I don’t understand really what we’re waiting on,” said Mayor H. Ford Gravitt.

McCook said Gwinnett has to go through an official process to surplus the poles.

“I’m going to personally try to make some calls and see if we can get the poles ASAP,” Gravitt said.

The new signal was approved at the council’s May meeting after hearing from residents of the Parkside at Pilgrim Mill Homeowners Association.

At the time, design was estimated to be about $12,000 and installation about $170,000. It does not appear the city needed to purchase right of way.

City officials want the light before the opening of the new Alliance Academy for Innovation of Cumming-Forsyth County, an alternative high school focused on high-demand, high-growth careers, in 2018. The school is located on Lanier 400 Parkway.

Pilgrim Mill Road to get traffic signal

Cumming residents got the green light to celebrate at City Hall this week.

Residents from a nearby neighborhood burst into applause on Tuesday night after the Cumming City Council unanimously approved adding a new traffic signal on Pilgrim Mill Road as it intersects with Lanier 400 Parkway and Parkside Walk.

“Over the last year it has become increasingly difficult to exit and enter our neighborhood,” said Rich Montgomery, president of the Parkside at Pilgrim Mill Homeowners Association. “This particular problem has become increasingly concerning. We’ve had residents who have suffered car accidents. We continuously worry about our children.”

Our President, Richard Montgomery, received the following update RE: the signage at the front entrance of our neighborhood, as well as, the proposed traffic light at the intersection of Lanier 400 Parkway and Pilgrim Mill (our main entrance).

The proposed traffic light is on the agenda for next Tuesday’s City Council meeting. Your HOA Board of Directors and the Mayor of Cumming encourage you to attend! This may be our last opportunity for an immediate solution!

Again, the meeting is scheduled for Tuesday, May 16, 2017 at 6PM. It will be held at City Hall on the 3rd floor.

It looks like our contractor has the Parkside sign back up-right and only finishing touches remain.  Landscaping will be coming in next and hopefully it will all look good.

I also wanted to remind you of next week’s City Council Meeting.  One of the items on the agenda will be the proposal of a traffic light at the intersection of Parkside, Pilgrim Mill and Lanier Parkway.

The Mayor is hoping that some (as many that want to) will come to the meeting and speak for or against this proposal.  He is planning on opening time for the residents to speak.

Boil Water Advisory Issued in Cumming After 10-inch Line Break

CUMMING – Residents in parts of Cumming are being advised to boil their water to avoid potential health hazards after a 10-inch section of city water line broke on Tuesday.

The areas affected by “dangerously low [water pressure] levels” are Pilgrim Mill Road, Freedom Parkway and Hammond’s Crossing, according to a public advisory from the Cumming Utilities Department sent Wednesday afternoon.

The cast iron pipe broke May 9 on Pilgrim Mill Road, resulting in the boil water advisory that will last through 5 p.m. on May 11.

Entrance Monument Repair

May 1, 2017

Dear Neighbors:

Weather permitting, the City of Cumming will be working to repair the monument at the front entrance of our neighborhood this week.

Additionally, the landscaping at our front entrance was damaged last week during the water pipe install. The Director of Utilities for Cumming Utilities, has assured the Board of Directors that the contractor will begin restoring the landscaping once the water pipe install is complete this week.

Mayor Agrees to Traffic Signal at Lanier 400 Parkway and Pilgrim Mill

Dear Neighbors:

Our HOA President, Richard Montgomery received a phone call today in response to a meeting he had with the City of Cumming.

Based upon the current and proposed traffic increase on Pilgrim Mill, as well as the blind curve, the Mayor has agreed to put a traffic signal at the intersection of Lanier 400 Parkway and Pilgrim Mill (our intersection).

PLEASE NOTE: Before the traffic signal is installed, it first has to go to City Council for final approval. Mr. Higgins encourages our neighborhood participation at that meeting! The meeting is scheduled for Tuesday, May 16, 2017 at 6PM. It will be held at City Hall on the 3rd floor.

Atlanta Gas Light 16″ Transmission Line Will Run Behind Parkside at Pilgrim Mill Neighborhood

Dear Neighbors:

It was brought to the attention of Ron & Gerri Steele yesterday that the gas transmission line that is currently coming down Antioch road will run behind their property, about 20 feet from their property line, and out on to Pilgrim Mill Road. Potentially cutting into part of our fenced area on Pilgrim Mill Road, and eliminating the nice tree buffer that our neighborhood has enjoyed over the last 20 years.

MEMORANDUM:  Declaration of Covenants, Conditions and Restrictions

November 19, 2016

An informal meeting was conducted today to continue the process of updating our Parkside at Pilgrim Mill HOA documents. Our initial meeting was held on July 23, 2016.

The following association members were present to assist with this project:

All present participated in the review of the Declaration of Covenants, Conditions and restrictions document along with recommending any additions and deletions to the document.

Richard Montgomery will contact a local attorney to begin the process of updating and amending the document prior to 1/4/18 when the new or amended document should be filed with Forsyth County court. Richard will ask the attorney to also review our By-Laws document, along With our Articles of Incorporation document for any recommended changes. He will also get a price for attorney fees. Boling, Rice firm prepared initial documents.

Our annual HOA meeting will be held in early January 2017. This subject will be discussed with members who attend the annual meeting.

Gladys Ann Hulbert

October 23, 2016

Gladys Ann Hulbert, age 77, of Connecticut, passed away on October 23, 2016. She was born in 1939, to the late Michael and Lena Phillips. Gladys was a member of The Good Shephard Catholic Church in Cumming, GA; along with being a member of the ladies bible study at Mount Pisgah United Methodist Church in Johns Creek, GA. She will always be remembered as a loving wife, mother, grandmother, and friend. She will be missed dearly. In addition to her parents, she is preceded in death by her son, Kenneth Michael Hulbert, and brother, John Phillips.

She is survived by her loving husband of 55 years, James R. Hulbert of Cumming, GA; children, James (Julia) Hulbert of Live Oak FL, and Karen Hulbert of Cumming, GA; grandchildren, Amanda Hulbert of NC, and Matthew James Hulbert of Cumming, GA; along with many other loving friends and relatives.

Funeral services for Mrs. Hulbert will be held Wednesday, October 26, 2016, at 12:00 noon in the Chapel of Ingram Funeral Home with Valorie Deel officiating. The family will receive friends Tuesday, October 25, 2016, at Ingram Funeral Home, from 6:00 p.m. until 9:00 p.m. and Wednesday, October 26, 2016, from 9:00 a.m. until the hour of service.

In lieu of flowers, the family ask that donations be made to the Alzheimer’s Association at http://www.Alz.org.

Who Let the Dogs Out?!? Woof!

Neighbors:

The board continues to receive notifications of identified residents not complying with our neighborhood pet policy. Please keep an eye on your dogs. There have been several instances of dogs wondering outside of their yards and into the road. This is concerning because many cars, delivery trucks, lawn service trucks, and city waste trucks travel through our neighborhood on a regular basis, and are not expecting to see dogs dart out into the road or chase after a moving vehicle. This is both a safety concern for the dog, as well as drivers!

As noted in the 2016 HOA dues letter,

  • Please remember that your animals, dogs and cats alike, are your sole responsibility.
  • Please assure they remain on your property and you clean up after them if walking them throughout our neighborhood.
  • Please respect the property of your neighbors or assessments could occur.

Increased Presence of Solicitors!

Parkside Neighbors:

It has been brought to the boards attention that there has been an increase in door-to-door solicitations in our community. Many individuals are approaching home owners in an attempt to sell services, promote religious beliefs, etc. Additionally, the board has been made aware of solicitors cutting through yards to make their way from one side of the community to the other. Please remain vigilant while in your yard, and before you open your door.

The HOA board is working to install a “No Solicitation” sign at the front entrance to our community in hopes that it will detour other solicitors.

As always, please feel free to contact your board members with any questions, comments, or concerns. Also, if you see suspicious activity in the neighborhood, please call the Cumming Police Department.


Mail Theft!

Residents:

It has been brought to the HOA boards attention that outgoing mail intended for the post man to pick up has been stolen out of mail boxes recently. Please be careful when placing out going mail in your mailboxes, and consider taking items, such as bills to the post office when you can.


Lanier 400 Parkway Extension to Open March 1 In Cumming

CUMMING — The extension of Lanier 400 Parkway between Pirkle Ferry and Pilgrim Mill roads is scheduled to open March 1.

The city of Cumming has scheduled a dedication ceremony for 9 a.m. that day. The opening was approved by a 5-0 vote of the city council during its meeting Tuesday night.

Ann Canale

January 8, 2016

Ann Canale, 88, passed away on December 18, 2015. Ann lived with her husband, Lou, and daughter at 1000 Stefan Walk, and just recently celebrated 68 years of marriage. Lou said that both he and his daughter are doing well.

City of Cumming Partnering with Forsyth County Schools: August 28, 2015

The site of a proposed new college and career academy is off Pilgrim Mill Road, near the intersection with the new Lanier 400 Parkway. Lanier 400 Parkway is slated to be complete by late fall.

The City of Cumming has plans to partner with the Forsyth County school system on a proposed college and career academy. During the Aug. 18 Cumming City Council meeting, council voted to send a letter of support for the proposed new high school, which would allow students free access to early college credit while expanding work-based learning opportunities and creating rigorous community-designed curriculums to meet local workforce needs. The charter high school would present opportunities which are different from those available at the county’s already-existing high schools.

The proposed site of the college and career academy – which was recently dubbed the Alliance Academy for Innovation of Cumming-Forsyth County – is on Pilgrim Mill Road, near the intersection of the City’s Lanier 400 Parkway, which is currently under construction. The City of Cumming plans to provide land at a reduced cost for the new school, and already has established water and sewer infrastructure that could be used by the facility.

In the letter of support, Mayor H. Ford Gravitt notes that the City believes “the development of a non-traditional college and career academy in Forsyth County will be good for students, employers, the community, and prospects for continued economic development in the City of Cumming and Forsyth County.”

Proposed Partnership for College and Career Academy to Serve Cumming-Forsyth County

The City of Cumming, Forsyth County Board of Education and the Forsyth County Public Facilities Authority recognize the importance of providing opportunities for life-long learning and are collaborating to draft an intergovernmental agreement to construct and open a college and career academy. The facility would provide 9-12, secondary and continuing education for individuals, organizations, small businesses and corporations located within one of the fastest growing counties in the nation.  With plans to situate the facility centrally in the county, it would also be a grant collaboration with the state of Georgia, and programs will be in partnership with the University of North Georgia and Lanier Technical College. If the transaction is ultimately approved by the various public agencies, the Cumming City Council would provide the land, the Forsyth County Public Facilities Authority would assist in providing accelerated financing, and the Forsyth County Board of Education would provide operational oversight and the underlying revenues for purchase of the land and facility.  The Forsyth County Board of Commissioners may also offer up its support for assistance with grant applications and staff/professional assistance

Larry W. Seagroves

Larry W. Seagroves, 83 of Cumming, passed away on May 27, 2015. Larry was born on November, 4, 1931 in Wake County, North Carolina to Ileane Simon and James Vaton Seagroves. He retired after 20 years of service with the North Carolina Army National Guard. He later worked and retired from General Electric Co. and The Appliance Doctor in Marietta. His first love was his family and pets. He enjoyed playing golf, going to airshows, traveling, the Atlanta Braves, and reading or watching anything associated with flying or the military. He loved his country and was a proud Veteran. He is survived by his wife of almost 59 years, Joan R. Seagroves, son Kenneth L. Seagroves and wife Val of Apex, North Carolina, daughter Lisa and husband, Jim Nulph of Cumming, Georgia, granddaughters Kenni and husband, Josh Godwin and great-grandson, Waylon of Colorado, Jamie Nulph and husband Ike Khurgel of California, and Kylie Seagroves of North Carolina. He is also survived by his sister Mary and husband, Pete Farrell and numerous nieces and nephews. A memorial and celebration of his life will be held on July, 11, 2015 at Ingram Funeral Home & Crematory, 210 Ingram Ave., Cumming, GA 30040. Work ongoing to extend Lanier 400 Parkway in Cumming: June 15, 2015

At a recent work session, the Forsyth County commission discussed its options with the ongoing project to extend Lanier 400 Parkway from where it dead ends by the county’s Juvenile Court Complex to Pilgrim Mill Road.”

RE: Proposed Hotel on Antioch Road

The proposed hotel on Antioch Road is on the agenda for the May 7, 2015 BOC meeting.

The meeting will take place in the Commissioner’s Meeting Room, Suite 220 of the Forsyth County Administration Building, 110 East Main Street, Cumming, GA.

There is also a petition circulating. They are in need of  250 additional signatures. The goal is 1,000 signatures before the BOC meeting. Please sign and share!

This is a courtesy notice to the area property owners that over the next two to three weeks, rock blasting operations will be conducted on a daily or semi-daily basis for the adjacent roadway project. Blasting will primarily occur in the afternoon hours. All blasts will be monitored at the closest off-site structures to gauge compliance with State guidelines for acceptable vibration levels.

Noteworthy News: April 7, 2015

Dear Residents,

This email is to explain the information regarding the Hotel that has applied for zoning on Antioch Road between Antioch Baptist Church and The Place. The land is currently owned by JTB1 Hospitality LLC. The proposed Hotel is Belamere Suites (http://www.belameresuites.com/). They describe themselves on their website as a high end destination hotel for romantic encounters. The rooms cost from 189-300 a night and the amenities are all included in the room. Some have Jacuzzis and some have personal swimming pools. The rooms have no windows and have private garages to secure a vehicle. It is an adult only facility (21+).

Many in our community are concerned with the type of hotel this is, its proximity to the church and residences in Ansley at Pilgrim Mill, the effect on property value and the effect on traffic in the area.

The representative for Belamere that was at the first sketch plat meeting suggested the property was similar to Sybaris. In research, there is not a lot of illegal activity surrounding the Belamere Suites in Perrysburg Ohio. It is in an industrial park and buffered from residences by warehouses and a lake. Sybaris is a different story. You can google both and research on your own.

The sketch plat has applied for rezoning the property to Hospitality from Commercial. The original date for that was April 2 at 5 pm. The Planning Commissioner postponed this item to May 7 at 5 pm. In the meantime, those of us who are opposed to this hotel are spreading the word. We have petitions to sign. We need volunteers to get the word out to the community and the rest of the county. We are working with Antioch Baptist church and the Hightower Baptist Association. We are reaching out to the larger churches in North Forsyth as well.

Are you curious about the Pilgrim Mill construction project? Lots of changes are coming and it’s good to know what is being built near us.  City authorities have indicated that the property across the street from our subdivision is zoned for mix use; however, specifics on what will be built are unknown. What we do know is that  the road they are building is cut through to Bald Ridge Marina road, and they seem to be in a hurry to finish the road.

Additionally, a hotel will be built up the street on Antioch Road between the Antioch Baptist Church and The Place. If you would like more information on both of these community additions, please attend the April 2, 2015 Board of Commissioners meeting at 5:00 PM.

9:30 PM

A neighbor on Parkside Walk advised the board that an old Lincoln town car was parked in the cul de sac. The neighbor approached the vehicle with two occupants who said they were just hanging out. They were advised this is not a place to hang out. They left but returned to same place a few mins later. The police were called, but the vehicle left before police arrived. All neighbors are advised to be alert at all times and call police with anything suspicious.
